So, here are some things to remember when you decide to make a move. The 'time on the market' is controlled by 4 elements. They are:

1. PRICE: there is a saying in our industry that 80% of marketing is determined by the price. Do you need a formal appraisai? Definitely not...appraisors use our Realtor data bases to determine prices and I can share those with you and keep you in control. Remember when you are considering what price to put on your home that buyers have access to all the sold prices information in Tomahawk Creek and will compare your aksing price to them. Your pricing should be based on those recent previous sales and the following:

2. CONDITION: This includes the basic elements of cleanliness and neatness and the degree to which you have or have not upgraded your home.

3. LOCATION: Some homes are more appealing to buyers because of views of the water, the pool, trees and so forth. Personally, I paid an additional $14,000 for a location that I like after I had already made a contract on another same-style unit. The old saying, 'The 3 most important things in real estate are location, location, location,' not only applies to the city but also the positioning within the community.

4. MARKET CONDITIONS: Market conditions, you may have read, have leaned towards a 'buyer's market' status over the last few months.

5. OUTSIDE COMPETITION: I, like you, picked Tomahawk Creek to be my home community after surveying many others. I am quite pleased with that decision. Most all of my criteria were met or exceeded. However, keep in mind, there are numerous other nice condo communities in Johnson County - each offering their own distinct advantages to the market. To buyers, they are usually as important a factor as the homes right in Tomahawk Creen that are currently on the market.

Remember when you consider price that it is normal and right to attempt to get the highest price possible. But, consider, as well, the 'hidden cost' of having your home on the market for several months during which time you are continuing to pay the mortgage, taxes, dues etc. Consider, too, that there exists the possibility that the home will not 'appraise out' for your buyer if the lender thinks the condo is overpriced when compared with other comparable properties.. One last thought - the longer a home is on the market the more normal it is for buyers to make a 'low ball offer.'
